Home finder: a few questions, the areas that fit you
Say your budget, rooms, commute and what matters: areas ranked by fit on a map, with the listings in each. A budget check on the way: the mortgage payment, the income needed, rent for the same money.
Investment: three strategies, in numbers
Buy cheap and sell fast, buy for growth, rental yield: for each district the sale and rent price, gross yield, the 12-week change and the growth outlook. On the map an investment layer: density, yield, growth and demand by cell; the investor trends page puts your chosen places side by side. Houses and villas too: the sale level and the last 12 weeks' change.
Analysis and the AI report in one place
The listing check and the AI report switch with two buttons on one page. The report reads the district, rooms and budget and answers in numbers; past reports open from the bottom on phones, the button stays in view.
Listing analytics: paste the link, the numbers at once
Paste your listing's link: even before it reaches the index we read the page and show the model price, rivals and time on the market at once. The "Is this yours?" block knows when it is already tracked.
The map: demand and investment layers, a new layer picker, filters
Two new Pro layers: demand (each cell carries the attention of its nearest metro, settlement or district, with weekly numbers) and investment (density, yield, the 12-week outlook). The layer picker previews every layer; filters are the same pills on every layer, a bottom sheet on phones. A drawn area stays in the link, land plots live on the listings layer.
A land plot link gets its own analysis
Paste a bina.az land listing: the price per sot, the model's value range, plots nearby, the distance to Baku, the regional centre, the highway and the sea, papers and utilities. No verdict: the land model's error is wide, so you get a range and the facts.
Why this price: every factor explains itself
The result page anchors the estimate on comparable listings, and each factor (place, area, building, floor, comforts, condition) shows its share in percent: the listing's value beside the comparables and one line on why the market pays for it. The percentages multiply exactly to the model's price.
Search by street
Type a street into the search: the list shows the listings within 150 m of it and the map draws the street as a glowing line. Several streets at once; streets with the same name are told apart by settlement and district. The map has the same search.

Pick a street in the search and create an alert: new listings within 150 m of it come to you.
Developers: projects, prices, filter
137 verified developers with their projects and live listings. Type a developer's name in search or filter listings by developer.
Houses and villas in the investment view
Houses and villas with their own price history, yield and outlook; house rentals start accumulating too.
A weekly market summary every Monday
The average sale and rent price and the 4-week change, over Telegram or a browser push. Switch it off on the alerts page.
Name your alerts
Give an alert your own name when you create or edit it. Left empty, the name is made from the filters.
