How it is calculated

The payment stays under 70% of income (both earners together) with at least 317 ₼ plus the expenses you entered left after it; whichever rule bites first applies.

The loan that payment carries follows from the rate and term you enter yourself: the preferential state mortgage is 4%, the ordinary one 8%, a bank quotes its own.

Highest price = loan + savings, but the down payment cannot fall below the share you entered: with little savings, that is what limits the price. With nothing saved yet we show the loan alone, since no price can honestly be named without a down payment. Buying in cash, the budget is simply your savings.

The question also runs backwards: enter the price you want and what you can put aside each month, and the calculator answers when you get there, with a mortgage (saving the down payment) and without one (saving the whole price).
